4096 pbr material with Dx normalmap, extra zip with objects set on pivot so it is easy to set out, doors made so they can be interacted with, pivot on the side.. sign is also loose in the extra zip so you may change the sign with something of your own if you want to reuse the diner mesh.
material could prob go down to 2048 and still look good.I did not put in windows this time so you may use custom plane with custom material. 3D Model is ready to download for free, this model contains 1780 polygons.
